  1. The first two weeks your home is on the market is the time it will receive the most traffic. WAIT until you have made all necessary repairs, cleaning and re-arranging BEFORE you put the home on the market.

  2. Drive up (or drive by) can make or break a prospective buyer's opinion of your home. Buyers often form impressions about the home's overall appearance and maintenance by looking at the street-side exterior. Here are just a few things you should do:
    • Always put away yard toys and tools.
    • Keep shrubs and flowers trimmed and fresh.
    • Sweep the sidewalks and porches.
    • Take care of any maintenance issues right away

  3. Take care to keep the scents of your home neutral. While you may LOVE floral air fresheners, not all buyers will. A buyer will walk out of a home that has scents that are too strong or that they find unappealing. It is best to stay neutral - no "good" odors, and certainly no "bad" odors!

  2. If shopping with your spouse or partner, agree on what are the most important features in a home for each of you and SHARE this information with your realtor!

  3. Remember, location is always the most critical feature of ANY home. Plan out where you want to live and only shop those areas.
