We take flattering interior and exterior photographs of your home, and provide digital re-touching, to make certain every picture is as good as it can be. In the Multiple Listing System we provide interesting & descriptive captions so everyone who views your home on the Internet lingers just a bit longer.

High Quality Virtual Tours

We hire a quality virtual tour company who not only provide excellent photography, but also produces an interactive floor plan. In some cases we also use aerial photography of the home to emphasize unusual features such as proximity to water or private settings.

High Quality Full Color Brochures

We produce high quality color brochures with many photographs and compelling text, printed on 60lb paper, to highlight the features of your home. We provide these brochures for both the interior and exterior of your home because we believe that every time a potential buyer has a chance to see your home it should be a memorable experience.

Staging by a Professional Designer

Many homes are able to benefit from the services of a professional designer to help stage their home for sales appeal. Staging a home can help it appeal to a wider range of buyers. A designer’s assistance can make your home feel more spacious and can emphasize the flow of the space, views, or other features that may be taken for granted in everyday use.

Podcasts

If you shop in Itunes you may know what a Podcast is, or you may not. It’s a video or slide show lasting a minute or two that you can view on a computer or download to an MP3 player. The majority of all viewers view these on their computers. We produce Podcasts on the various neighborhoods where our listings are located, and sometimes on our listings. These can be linked to the MLS listing, and to websites. They are always located in Itunes and Yahoo podcast as well as over 40 other podcast directories.

Personal Websites

On homes over $750,000 we provide a complete personal website, registered with your home’s address or your home’s name, which includes everything a potential buyer could want to know about your home. This information includes not only photography, virtual tours, floor plan & survey, but also schools, both public & private, nearby dining & entertainment, shopping areas, and possibly even such information as driving time to the airport or lake. It is everything the potential buyer could want to know about your home that would make him or her want to purchase that home. We find in this price range that many potential buyers may be in a different time zone when they are viewing your home on the Internet, and can’t pick up the phone for answers. We want to make certain your home stands out amongst the competition.


Buyers

Buying a home can seem like a chore to some while it is a pleasure to others. Everyone has a different style of house hunting, but no one wants to see home after home that doesn’t work for them or their families. I streamline the house hunting process so that buyers view homes that have features they really want in locations they wish to live.

When meeting with buyers for the first time I like to sit down and discuss what they really want in a home, including price range, interior & exterior features, location, and style. We also discuss what they absolutely do not want. We also look at some representative homes in target neighborhoods to make certain that neighborhood is a good fit.

Many clients want to view homes on the Internet first. I personally review each listing prior to sending it to my clients to make certain it fits the general criteria we have set out. I don’t believe in setting my clients up on an automated system that has only rudimentary controls over features. I don’t want to inundate my clients with homes that don’t fit their criteria. My goal is to show my buyers only those homes that meet their criteria so they can choose the one that best suits them. These days everyone is busy, and I don’t want to waste my client’s time showing them homes that don’t suit them or their families.

A final note to Buyers & Sellers:

If you hire me, you get me, not a less experienced salesperson working for me. While many in my industry have gone to a business model where one clients works with several agents or assistants during their buying or selling experience, I have chosen to continue to work one on one with my clients. I cannot handle as many transactions per year as the team based models, but my clients are assured to always have my years of experience in every aspect of their transaction. Problems can arise at any point, and my years of experience allow me to handle anything that may pop up in the most efficient and effective manner possible for my clients.
